Buy or rent: compare home ownership with ETF investing

Measure the buyer's net property equity against the renter-investor's portfolio using explicit assumptions for time, housing and ETF returns.

Compare buying and renting in Monetra

Open the buy, rent and ETF comparator, choose a realistic horizon and build a central case first. The result compares net worth at a given date, not simply a mortgage payment with rent.

A payment-to-rent comparison is usually incomplete. A buyer also pays acquisition fees, property tax, service charges, maintenance, insurance and perhaps selling costs. In return, the buyer repays principal and owns an asset. A renter creates no property equity but may invest the down payment and monthly budget difference.

The two strategies in the model

Buyer net worth

For buying, Monetra adds property price, acquisition fees, agency fees and initial work, then subtracts the down payment to obtain the loan. Each month it amortizes debt, adds owner costs and changes the property value when appreciation is enabled. At the chosen horizon, buyer net worth equals property value minus remaining debt and optional selling costs.

Renter-investor portfolio

For renting, the ETF portfolio starts with an amount equal to the entered down payment. Every month it receives the positive difference between ownership cost and renting cost, plus an optional extra contribution. If renting costs more than owning in a month, the cost-difference contribution is zero: the model does not automatically invest that reverse difference for the buyer.

Rent can follow annual growth or manually entered steps. The portfolio applies a constant annual ETF return with monthly or annual compounding. That mechanism illustrates compound growth, not market volatility.

Choose assumptions that drive the answer

The first lever is the holding horizon. Over a short period, acquisition and sale costs dominate. Over a long period, loan amortization and compounded returns become more important. Enter the plausible time you will remain in the home, not the loan term by default.

Then complete every input group:

  • Purchase: price, acquisition fees, agency fees, initial work and down payment.
  • Financing: rate, term, borrower insurance and its calculation basis.
  • Ownership: property tax, owner charges, insurance and maintenance reserve.
  • Renting: starting rent, renter insurance, annual growth or manual steps.
  • Net worth: property appreciation, ETF return, compounding, selling costs and extra investing.

Growth and return rates should be coherent nominal assumptions. Inflation is not removed automatically. ETF management, trading and account fees are also absent. If you want to represent them, use a cautious return after estimated costs.

Worked example: buy for €250,000 or rent for €950

Use the comparator's initial values. The property costs €250,000, acquisition fees are €20,000, and the down payment is €50,000. A €220,000 loan runs for 20 years at 3.6%, with €50 monthly insurance.

The owner pays €1,200 property tax, €1,200 charges, €250 insurance and €2,500 maintenance per year. Initial ownership cost is about €1,766 per month. The renter pays €950 rent and €120 annual insurance, or €960 per month. The first monthly ETF contribution from the difference is therefore about €806.

Over 20 years, assume 2% annual growth for property and rent, a 7% ETF return compounded monthly, and 5% selling costs. At the horizon:

  • projected property value reaches approximately €370,874;
  • the loan is repaid and selling costs are about €18,544;
  • buyer net worth is therefore roughly €352,331;
  • the renter's ETF portfolio reaches around €544,130, from €194,549 of cumulative contributions;
  • the final difference is close to €191,799 in favor of renting and investing.

This does not prove that renting will win. A constant 7% return, perfect investing discipline and smooth property growth are strong assumptions. The example demonstrates opportunity cost and compounding mechanics.

Read net worth and crossover correctly

Buyer net worth is not the home's price: debt and optional selling costs must be removed. The renter's portfolio separates cumulative contributions from estimated growth. That distinction shows whether the outcome is driven mainly by saving more or by the assumed return.

The chart may display a crossover where one calculated trajectory overtakes the other. It is not a predicted date. The closer the curves, the easier it is for a modest change in rate, rent, maintenance or return to reverse the ranking.

The close threshold reduces false precision. Across twenty years, a difference of a few thousand euros may be immaterial relative to model uncertainty and lifestyle factors.

Perform genuine sensitivity analysis

Test at least three horizons, such as 7, 12 and 20 years. At each horizon, lower the ETF return, reduce or remove property appreciation, raise maintenance and enter a realistic rent step. Avoid combining only favorable assumptions on one side.

France's Autorité des marchés financiers explains that ETFs track an index both upward and downward and can involve market, currency, liquidity and tracking risks. Review its official ETF guide and the fund's key information document before treating an ETF as a practical alternative.

What the comparison leaves out

Monetra excludes ETF and property taxation, fund fees, inflation, rental deposits, moving costs, an early sale, exceptional renovation and irregular market paths. Initial renter capital equals the entered down payment, not necessarily every cash expense avoided by choosing not to buy.

The model also cannot value stability, permission to alter the home, mobility, forced-sale risk or emotional comfort. Use the output as a map of trade-offs. A sound decision combines a stress-tested financial range with life plans and the ability to follow the chosen investment strategy consistently.

FAQ

Is it better to buy or rent a primary residence?

There is no universal answer. Results depend on holding period, price, rent, financing, ownership costs, sale costs and future returns, as well as personal considerations the calculator cannot price.

Why compare renting with ETF investing?

Renting may leave the down payment and part of the monthly budget available. The model invests the down payment and any positive monthly cost difference in an ETF portfolio to compare two uses of capital.

Is the entered ETF return guaranteed?

No. It is a constant projection rate. An ETF can fall and may involve fees, tracking error, currency exposure and liquidity risk; actual returns are never smooth or assured.

What does a “close” result mean?

When the final net-worth gap remains inside the chosen close threshold, Monetra does not name a winner. The threshold helps avoid overinterpreting a small model-driven difference.
